I have a WHM reseller account and one of my customers wants a sub-domain off of my domain (which isn't tied to the WHM in any way) and be able to have an account and cpanel access for this sub-domain.

anybody know how i would set this up?
- i've always only just done regular domains

THANKS!

yeah, you basically just add it as you normally do, but enter the subdomain....

them.yourdomain.com

instead of theirdomain.com

And that's all their is to it. Cpanel will automatically update the right DNS record, and all is well (and it should start resolving instantly too after you do it).

but my domain is not hosted on the same server nor is the domain name registered at the same place. It's a totally different website from the one my WHM is tied to, so how would i tie my sub-domain to it - after i create the account in WHM?

If the hostname is on a different server, then you'll need to update the DNS record on that other server to point to you so that the system can see it.
